It depends on what you're optimizing for. Meridian offers newer construction, top-rated schools, and more square footage per dollar. Eagle tends to carry a premium for its community feel and proximity to open space. Boise proper—especially the North End and East End—offers character and walkability at higher price points. Yes. Communities like Star, Kuna, and parts of Caldwell may still qualify for USDA's zero-down program. USDA eligibility is based on the specific property address, not the city name. We can check any address for free in a few minutes.
