1031 Exchange: When selling a rental, you can defer capital gains and depreciation recapture taxes by reinvesting in another property of equal or greater value. When completing a 1031 exchange you need a lender that understands the time sensitive nature of the exchange as well as the additional lender requirements. They require no income verification, have no maximimum number of properties (like conventional loans), and allow you to close directly in an LLC. • DSCR loans are approved based on the revenue of the property. The 1007 rent schedule or actual lease agreement divided by the total monthly payment.
• DSCR loans usually require 3-6 months reserves and include a pre-payment pentaly ranging from 3-5 years.
• Short term rentals require an additional 5% down and somtimes higher DSCR ratio (e.g., 1.15>).
• DSCR loans usually have a pre-payment penalty (between 1 and 5 years) based on a percentage of the loan amount.
